June home offerings in Mead have increased, in the ranges of $300 and above. We are seeing some offerings that were taking a break, back on the market, and some new offerings as well. As usual, the sub $300k market goes quickly, and it’s still seeing a brisk turn as we enter summer.

It’s quite a broad range of offerings this time isn’t it? What this means to you is that the market is stabilizing somewhat. Yes, we still have shortages, but there is a move toward more activity!

A total of 12 homes sold for $5,117,727, for the month of May, an uptick from April’s $4,737,300. Overall these are good numbers for this time of year, and if there were more things on the market that would have been substantially higher!

Demand remains high in Mead, along with the rest of the front range, especially for the low to mid end of the market. In Mead there used to be a great deal of high end properties on the market, (just last year!) and now they seem to be selling almost as quickly as the low to middle end of the market. Condition tends to be the key that I hear from buyers in the upper range, there are expectations that the price range demands a higher end look.

There are alot of buyers out there looking still, and they want to settle before the end of summer! If you’re planning a move, you still have time to take advantage of the great summer selling season. Seasonality can really help determine your market worth, so the time for action is now!
