Lately there has been a slight decrease in the clamor for homes, but I use the term slightly in the tone that there have been 6-7 offers on homes each time I’m helping someone find a home, instead of the 20 offers it was 3 months ago.  I usually see a slight decrease in activity around the June and July timeframe, mostly due to vacations.  Sellers are still in the driver’s seat when it comes to putting the house on the market, and the demand will not disappear quickly for those still searching!

This is more inventory than we have had for a while, I think an indicator of the vacation and mid summer lull I mentioned.  If you’re looking in Mead, there are things to choose from!

How does this compare to the last few Junes?

2010- $1,767,500

2011- $2,267,615

2012- $2,665,525

2013- $1,665,000

2014- $2,080,275

2015- $3,192,000

So it would seem that this is the highest count in June that we’ve seen for quite a while, and even with our constrained supply the demand is strong for purchasing!  In the sales for June, there was only 1 new build home, which is a change for our market!

We haven’t seen this type of availability for a while, but it’s nice to see some things to choose from for a buyer!  As people finish up their summer vacations and finish their scramble to get set up before school starts we will see this inventory dwindle.

As you can see, the inventory is still churning along, and Firestone/Frederick surpassed Longmont in the last month for homes sold.  With no more new building by Century Homes, the market is in the resale mode only

Spotlight on Mountain Shadows

Well, Journey Homes has been furiously building their Mountain Shadows area just wes t of the original Mountain Shadows.  I’m sure you’ve all been watching with amazement at how quickly they can put a neighborhood together!  Some of the people I know over there told me that they had finished some other neighborhoods in the area, so they put all their resources into finishing the homes they had under construction in Mountain Shadows.  They are all sold out, with a couple of exceptions popping up here and there, so the last phase is on!

And here, you can see that there are still quite a few new builds to close out and the last few available for purchase.  New build homes are doing well in the entire metro area, and this area is no different!

And historical numbers in June for Mountain Shadows are pretty dramatic!  A builder adding on makes quite a difference, and the neighborhood will be forever changed because of the scale of the project:
